What Is a Community Association Manager?
Think of the community association manager (or CAM) as the head of the homeowners’ association. Individual board members of the HOA may oversee public maintenance issues and day-to-day questions their property owners have. The CAM, meanwhile, oversees the board members, the budget, and all big picture problems.
As the CAM, you are in charge of knowing the HOA bylaws like the back of your hand. If a board member makes a proposal for a change in the community, you are the one who must greenlight it. If a homeowner wants to make major changes to their property, you answer their questions about what changes they can make.
As a CAM, you may work onsight in a specific community. However, some CAMs work remotely because they oversee multiple separate HOAs. While HOA board members tend to be local volunteers, the CAM is usually an outside hire who receives full compensation for their work.
The community association manager’s salary will vary based on the amount of money an individual HOA is working with. In this role, you can expect to make no less than $35,000 a year and often as much as $65,000 a year. CAMs who oversee multiple HOAs tend to have a higher salary.
How to Get Your Community Association Manager License
Because the CAM has so many responsibilities on their plate, it is important that they receive proper training. In fact, you will need to get your CAM license in order to apply for this position.
In most states, you are required to take CAM courses in order to apply for the state exam. These courses can be completed online, allowing you to structure your training around your current daily schedule. They will cover subjects such as laws and procedures, budgeting and insurance, and general management practices.
Once you’ve completed your CAM courses, you will receive the certification necessary to apply for your state exam. After you’ve passed a background check and your application is approved, you may schedule your state exam at your own convenience.
In order to pass your state exam, you must get at least 75% of the questions right. The exam is timed and most states offer multiple choice answers.
