Over 1.3 million homes were built in the US last year, according to a government census. With so many homes being built every year, it’s no wonder people go into real estate.
For those in real estate, building or renovating a house is only the first step. The trick is to find a buyer who will purchase the house for more than you spent on it.
Newly constructed homes can be an especially difficult sell since there are no previous owners to attest to its quality. These homes are not impossible to sell, though.
It can be done β if you know what you’re doing.

1. Develop and Keep a Message
Being fickle is one of the quickest ways to scare people off. At best, it will make you look indecisive and passive. At worst, it may make people think you’re dishonest.
Honesty is vital when selling homes, especially newly constructed homes. For instance, the home is not historic, and you shouldn’t tell buyers that it is.
The problem is that it’s not always easy to determine what’s true or not. Somebody who’s not very experienced in real estate may not notice little updates and renovations that need to be made.
Perhaps your home needs a truss lift, for instance. If that’s the case, it’s important to ask, “Is there a truss crane rental near me?” Even if you don’t intend to fix it, the buyer might want to know.
A real estate agent can help determine whether your house needs any work, and can even help determine a good asking price. Staying informed and consulting the experts will help you develop and keep am honest, consistent message.
2. Pick a Target Audience
A key part of selling anything is knowing your target audience. Figuring out your target audience means examining your home.
Consider the type of neighborhood the house is in, and what its strengths and weaknesses are.
Is the crime rate high? Is the school system any good? Are there any attractions or landmarks nearby?
This will help with determining a target audience, and, by extension, what you should charge.
3. Market Online
We live in the Digital Age. Almost everything we need can be found with a simple click of the mouse.
With this new medium comes new operating hours. If buyers want to take a tour of the house at midnight, they can visit the website and look through photos.
If there isn’t an online listing, you could lose several customers whose schedules won’t allow them to tour houses at normal houses. At least 3% of American workers are on the night shift.
They work when most of us are asleep and sleep when most of us are at work. Finding time to look for houses might be a little more challenging for them than for the rest of us.
